There are certain techniques of marketing used during a hot market that may cause trouble because of the way the contract is worded. This is referred to as the practice of under-pricing the home. In a hot market, a house North Fl that is under-priced gains the attention of other realtors, and they start showing the home to their clients. This usually presents multiple offers and the price is driven up from the frenzy. The result is you end up selling the house above your asking price and possibly above what you could have received if you had priced it customarily.

 

This technique does have the potential to go wrong, so you should develop safeguards to prevent having to pay commission just in case. The listing contract usually states that if an offer received meets the terms presented in the contract, the Jacksonville Florida agent has earned his or her commission, even if you end up not selling. A respectable agent would never make an attempt to gather a commission if they were using the under-pricing technique and it backfired, regardless of whether they are entitled to one or not. To help resolve this issue, you should include a target price under the additional terms space on the listing contract.
