The seller’s motivation may not dramatically affect the price of a home, but it may save you a few thousand dollars. The most common motivated seller is someone who has already purchased another home or is relocating to another area. They will be under pressure to sell the home in Jacksonville Florida quickly or they may have to face making two mortgage payments at the same time. Most sellers do everything possible to avoid paying two mortgages which will deplete the bank account rather quickly. Family Crisis can motivate a seller to make a speedy deal, but beware. A motivated seller may not necessarily mean that they want to make a quick and costly sale. Instead, the ad may be made to generate phone calls and leads.
There are, however, times when the seller is truly in desperate need to sell. With the seller’s permission, the listing agent will post information along with the listing in the Multiple Listing Service. Your Jacksonville Florida agent should know when a seller is truly motivated and when it is just a selling technique. An exception to this is when an agent is selling a home they have listed themselves. If this is the case, the agent cannot legally provide you with information that would give you an advantage over the seller. The agent simply acts as a “dual agent.”
