The listing contract will provide valuable information for both you and the seller. It will specify that your agent is acting as a seller’s agent. This means that, in the sale of your property, they are working solely for you. There may be times, however, that your listing agent has a client that desires to purchase your home for sale in North Florida. Therefore, there is some room for adjustment in the listing contract. If your north florida real estate agent represents the buyer also, the listing contract should delineate that the real estate agent provide an additional disclosure that details their duties as a dual agent. This contract also enables your listing agent to act as an agent for others on additional transactions. They can act for other buyers or list other properties.
