The inside of your house is an important factor in selling, but location is the top selling point. Research done by the National Association of Home Builders used statistical analysis research to develop a list of the best location characteristics that appreciate or depreciate a home’s value the most. The study looked at a standard of newly constructed homes in the four regions of Northeast, South, Midwest, and West. The standard home consisted of any home built after 2003 with 1,850 square feet of living space, two full baths, three bedrooms, dining room, kitchen, and a miscellaneous room to name a few. The starting value of the standard house ranged from $163,540 in non-metropolitan area in the Midwest to $589,551 in the large southern California metro area. The study then examines what happens to the values when positive and negative location characteristics are added into the mix.
