To create an even playing field for North Florida home buyers, federal and state fair housing laws were enacted. These laws prohibit discrimination based on race, color, religion, sex, disability, familial status, and national origin. Laws such as the Civil Rights Act of 1966, Fair Housing Act, Americans with Disabilities Act, and the Equal Credit Opportunity Act are a few of the fair housing laws that protect those in North Florida and Jacksonville Florida. These laws protect home buyers and sellers. Home sellers, prospective home buyers, real estate agents, mortgage brokers and loan officers all have responsibilities and rights under the law.
Sellers in North Florida are obligated not to discriminate in the sale, rental or financing of their property based on race, color, religion, sex, disability, familial status or national origin. You cannot do so through your licensed broker or salesperson, who is also bound by the law. You may not set any discriminatory terms or conditions in a purchase contract or lease. A person may not be denied the right to know that housing is available based on discriminatory factors as these laws also apply to Jacksonville real estate professionals.
