One type of listing contract is an exclusive agency. This listing allows an agent to list and market your home. You, the seller, pledge to pay a commission to your North Florida real estate agent if the house sells through any real estate agent or company. This kind of listing also allows the sellers to seek out and sell their property on their own. This listing type is not widely popular because there is not much of an incentive for agents to spend money marketing your home. If you produce your own buyer, they have spent money on trying to sell your real estate and they will not be paid a real estate commission. It is too easy for a stingy buyer to go around the agent and negotiate directly with the seller. If you do one of these listing, do not expect too much from your north florida real estate agent. More than likely, the agent will place it in the Multiple Listing Service and just wait. Most agents would not accept this type of listing contract.
