When looking for Northeast Fl real estate, the  current condition of the specific house you are evaluating will also have an impact on the market value. Most Northeast florida home buyers are looking to have the most attractive home on the street. Consider whether the home or condo is ready to move into now or would it require some renovations? You cannot simply take off for the cost of any repairs that need to be done. Many North Florida home buyers are not going to jump if you just subtract the repairs. They are looking for a more enticing price. The aesthetic condition of a Jacksonville Fl home by itself is difficult to estimate how much it affects the market value. A general rule is to reduce the price by two to three times the cost a buyer will have to pay for repairs
