There are governmental programs out there to assist North Florida home buyers. If you are using one of these programs to finance your North Florida mortgage, you must divulge this information in your offer. The reason is that government loans place additional financial and performance obligations on the seller. A VA or FHA loan prohibits buyers from paying certain kinds of fees that are often charged by lenders in Jacksonville Florida, escrow companies, settlement agents, and title companies. These fees are referred to as non-allowable. They are charged anyway, but as the buyer, you are not allowed to pay them. The seller ends up paying them instead of you. When you are making your offer, you should have already been pre-qualified by a loan officer, so you or your agent can ask how much the lender’s non-allowable costs will be. These fees may affect the negotiations on the final sale price.
